Colindale Gardens

Following the consultation events that took place in July, Redrow were keen provide a further update on how development proposals for Stage 3 have been progressing.

Stage 3 occupies the eastern-most part of Colindale Gardens, closest to the M1. The 2015 consent provided for up to 2,900 homes across Colindale Gardens. Through design amendments, 2,811 of these homes have been accommodated in Stage 1 and 2. This has provided Redrow with the opportunity to look at Stage 3 again. Similar to the original masterplan, the team are proposing five courtyard blocks within Stage 3; Blocks V, W, X, Y and Z.

As discussed in July, the development of Stage 3 will comprise:

• 1,202 new homes comprising a mix of 1, 2 and 3 bedroom apartments, including affordable housing
• Ground floor commercial space
• Landscaped public gardens 
• Car and cycle parking, refuse storage and plant provided in undercroft areas

 The overall design and proposed materials to Stage 3 have been designed to complement Stages 1 and 2 and complete the wider Colindale Gardens development.

We are intending to submit the planning application in November and we anticipate that the application will be determined by Barnet Council’s Planning Committee in Spring 2020.

In addition, a separate application will be submitted in November to amend transport planning conditions attached to the 2015 consent, to ensure the 2015 consent and Stage 3 application align with each other. No changes will be made to any constructed parking spaces. We anticipate that the application will be determined by Barnet Council before the Stage 3 application.
